The unfortunate collateral damage is that with irresponsible real estate development comes the destruction of the natural beauty that the tropical Puerto Vallarta jungles offer. In the pretty Nayarit state, we built the home on the spot which was free of trees and did not remove jungle trees. We still managed to get amazing ocean views because we invested in raising the height of building. We only trim some of the jungle foliage close to the property and never remove any plants.The jungle is important for the natural balance. The jungle provides natural protection from any potential hurricanes by absorbing and diminishing the wind force. The jungle with its deep root system prevents earth erosion of our surrounding property.
We try to not consume the water provided – or wasted 🙂 – by the government. We collect the rain water into a cistern and maintained it in clean condition with a three-stage filtration system. The shower water is heated by solar water heaters.
Within the Mexico vacation rentals industry, San Pancho is truly one of the most quiet, family friendly, laid back yet luxurious destinations in Mexico. Seven Family-Friendly Activities and San Pancho Rentals, Nayarit Mexico for 2019 & 2020

So you are planning your next vacation escape to Mexico. You have found Puerto Vallarta, maybe you have already been there and are looking into exploring the areas outside Puerto Vallarta. You have heard of the up and coming vacation and popular retirement destination of San Pancho (San Francisco) Nayarit. What can someone do there? Where can a family stay? 

We have two young boys in our family 7 and 10 years old and we looked at potential accommodations, hotels, and houses to rent. In our search for family-friendly places to rent we encountered several issues and we have taken specific steps with our own San Pancho rental Selva Suites to address those challenges others are not interested or able to fix.
During our research, the houses or rooms we found were not appropriate for a family! I kid you not – there are several homes in the San Pancho Nayarit rental market which have in their frequently asked questions whether the property is appropriate for a family with the answer being negative! Some claim that there is not enough room. Others that there are lots of stairs and therefore “dangerous” for children. 
Another issue we found was that when the vacation rental home or hotel was actually accepting children, they did so at a high-cost premium. The rooms were rented on a per room basis of a two-person capacity. This resulted that we would have to rent and pay an additional room for the children to sleep. 
There are some rentals that are specifically and explicitly advertised as “adults-only” hotels or vacation rentals for the benefit of the other adult guests who are looking for quiet!
This was frustrating and we wanted to make sure that with our San Pancho Nayarit rental home Selva Suites we are able to offer a family of four, a couple with two children, feel welcome in San Pancho without costing an arm and a couple of legs! 
What does a family look for in a family-friendly vacation rental? We looked at our family; we want to have enough room for both ourselves and our children, without however being cramped. So we built our rooms to be the suite type. There is a master bedroom with a queen-size bed for the parents and next to it there is a living area or living room. The living room is equipped with a functional and comfortable sofa that opens up to a couple of beds. This additional space can either be used as a living room by a couple without children or as a bedroom for the children and it comes at no additional cost. Both the bedroom and the living room enjoy wonderful views of the San Pancho’s Nayarit tropical jungle and ocean. 
As a family, we want to have a fridge where we can store leftover food or medicines we may need to have. We want to have a comfortable way of warming up or cooking food. So at our vacation home Selva Suites we have a full-size fridge, cooktop stove, microwave, toaster oven with all the cookware and silverware necessary. These small details make a huge difference in the comfort of a family’s vacation and we are excited that we will be able to provide it for our guests. 
As a family we also want to have a way to cool down and for our kids to be able to play in a swimming pool. At Selva Suites in San Pancho, we built a really cool and unique swimming pool. On the upper floor, there is an infinity view pool. The water leaving the infinity pool cascades down the wall to the first floor where the suites are located. The unique feature is the area that collects this water (which re-pumps it back up to the main pool), functions as an additional small and shallow pool. That actually becomes a practical and usable pool to sit in and cool down while enjoying the absolutely stunning view of the jungle. It is also very useful if you have young children who would sit in the pool in safety. You just have to see it for yourselves to appreciate it. 
Having a family and children should not come as a disadvantage and should not have to compromise having quality vacations. 
We were also concerned about ways of entertaining our kids. I don’t know about your kids, but ours are big-time video game players, and we are happy to get them away from what amounts to a small addiction and into doing other things, away from TV monitors and electronics.

So what can you do here in San Pancho Nayarit? 

Surfing and Surfing Lessons: If you and your children are experienced surfers you can rent boards at the local San Pancho surf stores and head for the beach. If you want to learn or just experience surfing the local San Pancho surf stores offer classes. They provide the surfboards and transportation to calmer beach waters where you can try in an extremely fun and safe manner. We did this a few times and it is absolute fun for the kids. So for your vacation in San Pancho bring a surf shirt so you don’t get skin burns and environmentally friendly sunblock lotion. 
Release some baby Sea Turtles into the Ocean: This is also a unique experience. Sea turtles come to our beach in San Pancho to lay their eggs. Local environmental organizations staffed by volunteers protect the eggs and when they hatch, invite our San Pancho visitors to look at the baby turtles, hold them and release them into the ocean. As they will tell you, the walking part of the baby turtle from the sandy beach into the water is one of the most important challenges that the baby turtle must overcome on its own if it is to survive in the ocean. So, please follow the instructions of the people managing these events, but take lots of pictures and videos of your children enjoying these unique experiences and create some unforgettable memories. 
Horseback Riding: There is a very inexpensive, almost private class provided by professionals. The horseback riding classes are happening at the La Patrona Polo Club, which is in San Pancho and nearby our San Pancho vacation rental Selva Suites. The class is fun and for the inexperienced first-time rider, it is a surprise how difficult a sport to do it properly and correctly. Make sure you wear long trousers/pants because you must use your knees a lot to ride the horse. 
The Tourist version of Horseback Riding: This is a more easy-going ride, no need for long pants here, just sit and enjoy a relaxing ride. There are local companies that will rent a few horses and take your family on a slow, guided tour that lasts approximately two hours. The routes are determined by the guides based on the route conditions, how crowded the area is and so on. In general expect to ride through the jungle, cross some rivers, get to a high vista point for gorgeous views and photos, maybe ride on a beach and through a village. We did this with our friends and their children, the experience is amazing and the kids are bonding over such a unique activity.
La Patrona Polo Sunday Brunch: During the high tourist season in San Pancho between November and May, the Polo Club hosts a very relaxing Sunday Brunch and they absolutely welcome kids. The event starts at 11 am and ends around 4 pm. It includes an unlimited grill buffet and certain drinks. On the grill, you will find everything: beef steaks, beef and pork ribs, sausages, octopus, chicken. There is a game of Polo by the local Polo teams which is described by a commentator. There are opportunities to get photos with the horses. The area is large, open and flat, so the children can run around safely so you can easily act like an iguana keeping one eye at the Polo game and the other at your children.
Nature and Bird following and watching: Our village of San Pancho and the surrounding areas are in the middle of an amazing and exotic ecosystem. There are animals, birds, and plants not seen normally in usual urban cities or even in zoos. You get to see these in their natural habitat, guided by experienced biologists and zoologists. Depending on the time of year you visit our beautiful San Pancho, you will encounter different fruits. There are mangoes, avocados and other exotic fruit that at times they simply drop to the ground and you will see local people just eating it. Go ahead, do the same, free fruit provided by nature, without any pesticides.  
Restaurants, Restaurants, and some more Restaurants: All of them unique, each with their own original taste. You will want to visit each restaurant every day in San Pancho. Extremely tasty and very affordable.

Should I rent a San Pancho hotel room or a private vacation rental in San Francisco (San Pancho) Nayarit, Mexico?

Many people are asking and wondering where to stay or rent for their short term stay or long term stay in San Pancho (San Francisco) Nayarit. I see in Google, Search terms such as Hotels in San Pancho, hotels in San Francisco Mexico, or San Pancho Rentals Nayarit, or San Francisco Mexico Vacation rentals, and family-friendly accommodations in San Francisco, San Pancho with kids or San Pancho Mexico. All this indicates there is a certain need for information and education of tourists looking to visit San Pancho (San Francisco) in the State of Nayarit in Mexico. 

Since San Pancho is not a major tourist destination, although this is changing very fast, there is not a lot of information about where to stay both in terms of property, home or hotel and in terms of specific areas within San Pancho.
There are not any major hotel chains in San Pancho, like Marriott, Hilton or any of the Mexican/Spanish hotel chains Fiesta Americana or Barcelo. This is a great thing from my point of view because this means San Pancho (San Francisco) has not received the “ugly” commercialization we see in major tourist resorts. You will find the beauty of the local village charm of a typical Mexican village. On the other hand, San Pancho (San Francisco), in general, gets “neglected” by the major travel and tour sites.
San Pancho, therefore, tends to be considered as a niche, more for the adventurous type of tourist, and wrongly perceived as not family-friendly, questioned whether it is safe to visit San Pancho with kids or whether it is a wheelchair-accessible tourist and vacation destination.
Let me assure you that San Pancho (San Francisco) in Nayarit, Mexico is absolutely family-friendly to visit with kids and in our case, at San Pancho rentals Selva Suites is both family-friendly and wheelchair accessible vacation rental home. We would not have purchased a property and would not bring our own children to San Pancho if it were not safe. So go ahead and plan to visit San Pancho with the kids. The whole family will enjoy and the kids will love it as there are so many activities for children, playing with the waves, horseback riding, exotic birds and animal watching tours, polo games.
Actually San Pancho is more appropriate for kids than the more famous but hippy (and all that this word brings with it) village of Sayulita. San Pancho is classy and better for children. Every time we visit San Pancho, our children are super excited to be there again. San Pancho is one of their favorite vacation destinations. If you walk through the side-residential streets of San Pancho or one of the main playgrounds, you will see local neighborhood kids playing worry-free and in many cases without parent supervision, like it used to be in our neighborhoods when we were growing up in the 70s and 80s. In such a tranquil place, you as a parent get to also relax your mind seeing that the kids can safely enjoy their time in San Pancho.  

What rental accommodation options are in San Pancho?

As mentioned earlier there are no big chain hotels. There are some boutique privately owned hotels in San Pancho, that are decent, comfortable and rather pricey. There are also privately owned mini-hotels-motels type of properties, more modest in comfort and price. There are also very economical hostels that provide very basic accommodations and amenities. 
Finally, there are private homes which are rented either on a per room basis or the whole house. Some of these private homes have traditional Mexican decor, some have more modern design and decor. Most of the private homes tend to be upscale, with beautiful views and a little farther away from the hassle and bustle and the night-life noises of the San Pancho village.

Our rental accommodation rooms at San Pancho rentals Selva Suites is a privately owned home, upscale, comfortable, luxurious with beautiful ocean and jungle views offering peace, quiet and immense natural beauty. 
In contrast to hotel rooms in San Pancho, as is the case with most privately owned vacation rentals, at San Pancho rentals Selva Suites you will find the comfort of being able to use a kitchen with all the cookware you would expect. There is a full-size fridge where you can comfortably store your groceries, milk for cereal of your choice and drinks. Also, you can store medicines that may need refrigeration.
Most hotels in San Pancho will rent a room which sleeps, two people. If you come to San Pancho with the kids you would be forced to rent two rooms. At our San Pancho vacation rental Selva Suites, the suite has a main bedroom that sleeps two with an adjacent living room which can be used for the kids to sleep in. This way you do not need to spend extra for an additional room. 
When you enjoy meals at restaurants in San Pancho or at the surrounding villages of Sayulita or Lo de Marcos, we all know that often kids can be the biggest food wasters. When you stay in a hotel room you tend to leave that food behind because you have nowhere to store it or warm it up later. In contrast, if you stay at San Pancho rentals Selva Suites you can take the food, which at times can be full meal portions, in a doggy bag,  store it in the fridge and warm it up the next day either in the available microwave or oven. You save on food, you save money and you have some food right there at your disposal if you get a little hungry at some odd hour of the day or night. 
The local mini-markets in San Pancho (San Francisco) have all the necessary supplies you may need. As a health-conscious consumer, I was very pleasantly surprised to find San Pancho mini-markets even sold soy and almond milk for the lactose intolerant or health-conscious visitors. Visiting San Pancho does not mean you have to leave behind your healthy habits.

What are the seasons in San Pancho (San Francisco)?

There are two basic seasons in San Pancho. The high season is from November 1 to May 31. The low season is from June 1 to October 31. The low season has been designated as such because there are fewer tourists visiting San Pancho during that time. 
Personally, I find San Pancho (San Francisco) extremely attractive during the low season for several reasons:
  • There are fewer people in the village. 
  • You get better and faster service at the restaurants. 
  • Accommodation prices and our very own San Pancho rentals Selva Suites offer prices which are 40% to 45% less than the high season.
  • One significant characteristic of San Pancho is that it is a surfing destination with really big waves. While this is enjoyable for the surfers, it can be a challenge when you have a family with young kids wanting to enter the ocean. During the so-called low season in San Pancho, the ocean is calmer making the ocean easy to manage, get in and stay in to cool down.
  • Taxis are affordable anyway in San Pancho (more so than Sayulita or Punta Mita) and during the low season, they are even more affordable.
  • There is the misconception that during the low season there is a lot and constant rain. While it is true that it is the rainy season, it is not constant. It tends to rain randomly (mostly the evening hours), often heavily, however, this is followed by long dry and sunny spells during the day. It is a lot of fun and huge relief when in the middle of the tropical humid heat there is a wonderfull refreshing downpour of rain!
  • There are a certain beauty and charm to a rainy San Pancho. It is not cold and although not ideal for spending time at the beach, it is wonderful seating at the patio or living room of Selva Suites with the patio doors open watching the rain and hearing the sound of the tropical rain falling on the jungle forest of San Pancho.
  • San Pancho rentals Selva Suites is built on a higher elevation on a hill surrounded by tropical jungle trees and a little more inland, away from the beachfront. As a result, you will never get to be hit by ocean high-surf, the winds will be tamed by the tropical forest. The home is built with strong concrete, Hebel building blocks, and steel rebars.
For all the above reasons I believe it is well worth considering a visit of our San Pancho rentals Selva Suites during the low season of the year.

Which location within San Pancho (San Francisco) is the best?

San Pancho is a place where you can really relax. The pace of life here is very slow and relaxing. San Pancho is a very artistic place, with several art and music events happening throughout the year. The keyword here is “music”  🙂 During the music events, the music is loud…. REALLY loud,  and it goes on for many, many, many hours, often lasting until 3 am and sometimes these music events last for 3 or 4 days. This loud music can and does reverberate throughout the center of the San Pancho. So if you are looking to be out and about during the night then it is fine. But if you want to be able to catch some zzzzs and reach the deep REM sleep state, then you might want to look into staying away from the festivities. 
Here is a map of San Pancho indicating the potential locations where music is being played and to what distance it can be heard. My experience has San Pancho (San Francisco) Nayarit Mexico mapbeen that music played at the main plaza, called “Plaza del Sol” across from the church at the San Francisco festival, can be heard very loud and clear all the way to the Tercer 3er Mundo street at 526ft or 161m away. So this radius will have very loud music. At 1052ft or 321m I would expect the decibels to become a little less annoying! This is a radius that covers almost the entirety of the main village of San Pancho.

We purposefully chose this location because it is the ideal distance from the beach and the village of San Pancho which is not too far to reach on foot, yet it is far enough to enjoy real peace and quiet.

 

In addition to the tranquility, we chose this lot for the stunning ocean view surrounded and framed by the beautiful tropical jungle within a safe gated community setting. 

What if I want a long-term instead of short-term rental accommodation in San Pancho?

It is difficult to find long term lease or rental in San Pancho. This is for the obvious economic reason that property owners typically can earn more on a per night short-term basis. But all depends on the season as well. The low tourist season in San Pancho between June and October it may be possible to find availability and willing property owners to rent for a longer time, on a month-to-month basis. At San Pancho rentals Selva Suites in Nayarit, Mexico we plan to gauge the market and see what the demand is and we will operate accordingly. We are open to both long term renting and short term vacation or holiday renting of the home on a per-suite basis or renting the whole house.


San Pancho Rentals Selva Suites Vacation Rental Late 2019 – Four Months Building Progress

It has been four months since we broke ground and started building our San Pancho rentals vacation rental home along with its rental suites in San Pancho. The property will be comparable in quality and competitive in price and amenities offered to hotels in San Pancho Nayarit in Mexico. San Pancho located in the state of Nayarit, Mexico has been gaining some fame due to ABC’s show Bachelor in Paradise. The show is primarily filmed at the next village to San Pancho, called Sayulita. Sayulita is a 5-minute drive from San Pancho. The show has visited our San Pancho village for some of the dates. Although it is fun and funny to see this on TV, we appreciate the privacy, quietness, elegant and subtle luxury it currently has, and we want San Pancho to continue being that unique experience visitors would have.
We named our San Pancho rental home, Selva Suites in San Pancho. During these 4 months of building our San Pancho vacation rental, we completed the huge interconnected water cisterns of 314 m3 with a capacity of 314,000 liters or 82,950 gallons!!! Also completed the foundation walls of the infinity swimming pool along with the extension wall posts supporting the lower level of the pool, the first floor level with the plumbing and electric conduits and have started to put up the Hebel block walls making up the first rooms.

We have had a pleasant surprise. At the lower level, there are column posts supporting part of the building structure of the master rental suite. That area is really large and covered with an amazing 160 degree immersed view of the jungle. Because of its location, under the building, close to the ground and surrounded by the thick jungle, it enjoys cooler temperatures. We will most probably complete this, by adding simple bathroom facilities and visitors will be able to enjoy a very unique experience of being in the jungle with the comforts of a home – or it will be my private hide-out place, my man-cave or the dog-house (the “dog” being me)  depending on the circumstances!! 🙂 LOL
The road to San Pancho is absolutely amazing driving through what seems a jungle-tunnel formed by the surrounding jungle trees. The Hebel building blocks for the rental rooms are great. They are light, easy to install, yet strong with sound and thermal insulation of the rental. The views even at the first level are better than expected, with a mixture of jungle and ocean vistas of San Pancho. I like to think of the San Pancho vacation rental home Selva Suites as the secret paradise in hiding or in Spanish el Paraiso Escondido en San Pancho!
In the meantime, we have been building and testing behind the scenes of the website reservation system. Visitors will be able to search for room availability and reserve a room online with instant email confirmation and a PDF attachment of the reservation details. An Invoice will follow with instructions on how to complete the payment. It will be possible to pay by direct bank account deposit, or by electronically transferring the funds using Zelle, or by PayPal/Credit Card.  The reservation system appears to be working great, it has a clean interface and is easy to use. Visitors will be able to add optional services to the reservation, such as Airport Transfers, massage sessions on-site at Selva Suites, private chef cooking meals prepared at Selva Suites, nature, bird-watching, and other tours. The reservation system is responsive which means that it will be able to function on any type of device, laptop, tablet or mobile phone.

What an exciting start of the San Pancho rentals project has it been. Executing on the structural plan, the top platform of the lot was excavated to make room for the perimetrical foundational walls. The dirt the came out of the excavation is reused in filling or elevating other areas.
We encountered scheduling challenges getting Cemex, the biggest concrete company in Mexico to come on time. We soon identified a local concrete company with a production plant in San Pancho. They turned out to be more reliable and cheaper than Cemex.
There was a minor defect with the vibrator used to vibrate the concrete as it is being poured into the frames and we had to manually hold one end into the hole to reach the motor!! 🙂 that was fun (not)!
Despite these challenges, we are a little ahead of the project plan and it is exciting seeing what was just a drawing just a month ago, becoming a reality. Our vacation rental will be awesome and as it is being built, we start realizing that the ocean and jungle views are going to be more dramatic than we had thought at the beginning.
